PHH is a mortgage company that provide outsourced mortgage banking services to a variety of clients, including financial institutions and real estate brokers through Co.'s wholly-owned subsidiary, PHH Mortgage Corporation and its subsidiaries (collectively, PHH Mortgage). Co.'s operating segments are: Mortgage Production, which provides private label mortgage services to financial institutions and real estate brokers, and sources mortgage loans through its retail platform; and Mortgage Servicing, which services mortgage loans originated by PHH Mortgage where it retained the mortgage servicing rights and acts as a subservicer for certain clients that own the underlying servicing rights.
